We had some clients come into the office to interview us. There were potential buyers. These are their questions. We thought we would share our answers.

  1. How long have you been in business?
    28 years in the real estate business
  2. What is the average list price-to-sales-price ratio?
    In the last period of time we have sold all our listings for 98% or more and in many cases over asking. Our reputation speaks for itself as negotiators. We represent our clients and get the most we can on the sale and the best buy possible.
  3. What do you expect to find in our budget?
    We would sit down and go over your wish list. Then discuss some options. We would try to maximize your investment in relation to land, condo or town home. We would take your lifestyle into consideration.
  4. What area do you focus on? Could you provide a list of homes you have sold/bought in the last 6 months?
    We have been a top seller in the Willowdale several times. We have listings in the central core of the city and beyond to Scarborough, west end and Aurora. We truly know the North York market having lived and invested here for many years. A selection of our solds and purchases are on the website.
  5. What are the PROS and CONS of the area we are interested in?
    The pros are the proximately to Yonge Street, TTC, increasing cost of land and amenities. There are not any CONS.
  6. What is the best marketing plan or strategy to meet our needs?
    We would set you up on a daily prospect list to receive emails of an area and research the market. You would then receive the list of properties in a certain area that come out on the market. We would produce an excel spreadsheet at intervals or opinions of value to identify current solds and trends. We would then take you out to see properties whenever you wanted. We have four members of the team to be available to you. We would share our advice based on years of experience..
  7. Would you provide references for us to call?
    Yes we would provide you with 5-6 previous clients and their contact information to discuss our business etiquette at any time.
  8. What are the top three things that separate you from the competition?
    We have vast experience beyond a single agent. Paul, Mark and Jeff have construction, planning, and development experience that can truly help you. Our honesty, integrity and hard work are our greatest strengths. We have lived and worked in this neighbourhood for many years.
  9. Can we review the documents before we are asked to sign them?
    Of course by all means. There are only two documents we would ask you sign before we started to show you homes. The first is the Buyer Agency Agreement and the other one is Agency Relationships Explained.
  10. Will you help us to find other professionals?
    Yes ,we have a wonderful list of professional mortgage brokers, lawyers, lenders, contractors, home inspectors and more. We have a close connection with TD Canada Trust.
  11. What kind of guarantee do you offer?
    We would quickly and easily cancel your agreement at any time if you are not satisfied. Our reputation is very important.
  12. What haven’t I asked you that I need to know?
    We have been doing this a long time and hope to be here in the years ahead. We care about our clients. We want to move your family and build a relationship that lasts a lifetime.. Our goal is to be here for you to explain so many things beyond this list. We will treat your investment as if it were our own. We mean that.
